Executive Summary

Jump to section

Magalies Quarry Company will develop a low-cost hard-rock aggregate and manufactured-sand quarry inside one of South Africa’s densest construction-material demand corridors, capturing a structural shift away from environmentally constrained river sand and converting a 40-year permitted reserve into durable, inflation-linked cash flows.

The opportunity

South Africa consumes roughly 155 million tonnes of crushed aggregate a year, a market worth on the order of R27 billion. Demand is intensely local: aggregate is a low-value, high-mass product for which transport can equal or exceed the ex-quarry price, so competition is decided within an economic haulage radius rather than nationally. Magalies is positioned on the N4 Platinum Corridor between Pretoria and Rustenburg, inside a catchment that combines metro construction, road rehabilitation, platinum-belt infrastructure and a fast-growing ready-mix sector.

The venture’s central insight is that the region’s traditional sand supply, dredged river sand, is under sustained regulatory and environmental pressure, while high-quality manufactured (crusher) sand produced from the same hard-rock stream is a direct, specification-compliant substitute. Magalies is engineered from the outset to produce manufactured sand alongside conventional stone and road-layer (G-) materials, giving it a product mix aligned with where the market is moving rather than where it has been.

Why Magalies wins

  • Location economics. A permitted resource inside the demand catchment converts a national cost disadvantage (haulage) into a local moat that distant competitors cannot replicate.
  • Reserve quality and life. Approximately 31 Mt of hard norite/gabbro over ~118 ha supports a 43-year life at nameplate, a genuinely long-dated asset base for lenders and equity alike.
  • Product mix. Manufactured sand and higher-value concrete stone anchor roughly 60% of revenue, capturing the substitution trend and lifting the blended price above a dust-heavy commodity operation.
  • Operating leverage. Fixed cost per tonne roughly halves as volume ramps to nameplate, driving EBITDA margin from single digits in Year 1 to the low-30s by Year 5.

Financial profile and returns

Revenue scales from R50.9m in Year 1 to R154.3m by Year 5 as saleable output rises from 300 kt to nameplate 720 kt. EBITDA turns positive in Year 2 and reaches R49.5m (a 32% margin) by Year 5. The business is funded with R100m of equity and R83m of debt (a 45% gearing), supported by a R45m revolving facility, a R6m debt-service reserve and a 24-month principal grace that together bridge the commissioning and ramp period.
