12.1 Environmental Commitment
Premier Luxury Lodge is committed to minimising its environmental footprint while demonstrating that luxury and sustainability are not mutually exclusive. The property will be designed and operated in accordance with green building principles and will target certification under the Green Building Council of South Africa (GBCSA) rating system.
12.2 Energy Management
Energy supply is a critical operational challenge in South Africa. The lodge will implement a multi-layered energy strategy comprising a 100kW rooftop solar photovoltaic installation providing approximately 30–40% of daytime energy requirements, a lithium-ion battery storage system (200kWh capacity) to bridge load-shedding periods and reduce peak demand, a diesel backup generator (250kVA) for extended outages, LED lighting throughout the property, energy-efficient HVAC systems with smart controls, and heat pump technology for water heating, supplemented by solar thermal panels.
The target is to reduce grid electricity consumption by 35–45% compared to a conventional property of equivalent size, generating annual utility savings of approximately R400,000–R600,000.
12.3 Water Management
The lodge will incorporate water-saving technologies and alternative supply sources to mitigate the risk of municipal water restrictions. Initiatives include rainwater harvesting with a minimum storage capacity of 50,000 litres, a borehole with appropriate water use licensing, a greywater recycling system for irrigation, low-flow fixtures and dual-flush systems throughout, water-efficient landscaping using indigenous and drought-resistant plants, and guest awareness programmes encouraging responsible water use.
12.4 Waste Management
A comprehensive waste management programme will be implemented, targeting a minimum 60% waste diversion from landfill through recycling (paper, glass, plastic, metals), organic waste composting for use in landscaping, partnership with a certified e-waste recycler, elimination of single-use plastics in guest amenities (replaced with refillable dispensers and biodegradable alternatives), and food waste reduction through menu engineering and portion management.
12.5 Community Investment
The lodge will allocate a minimum of 1% of net profit after tax to community development initiatives, focusing on skills development and hospitality training for local youth, support for local schools and educational programmes, procurement from local small businesses and entrepreneurs, and sponsorship of community cultural and sporting events.
