7.1 Location & Premises

Flagship Location: Sandton Central, Gauteng. The
selected site offers approximately 180m² of leasable space in a
high-footfall commercial node adjacent to Sandton City. Monthly rental
is estimated at ZAR 55,000–65,000 (inclusive of rates and levies), with
a 5-year lease term and a 3-year option to renew.
Seating Capacity: 60 covers (indoor) plus potential
for 20 outdoor seats (weather permitting).

7.2 Store Design & Layout

The store design follows an open-kitchen concept, allowing customers to observe the flame-grilling process, reinforcing the brand’s quality and transparency messaging. Key design elements include:

Front-of-House: Digital ordering kiosks at entrance,
counter service area, seating zones (communal high tables, booth
seating, and individual tables).
Back-of-House: Commercial kitchen with flame grill
station, prep area, cold storage, dry storage, and a dedicated delivery
pickup zone.

7.3 Operating Hours & Capacity

Operating Hours: Monday–Saturday: 10:00–22:00 |
Sunday: 10:00–21:00 (363 days per year).
Throughput Capacity: Peak capacity of 45 orders per
hour, with an average dwell time of 25 minutes for dine-in
customers.
Daily Transaction Target: Year 1: 200
transactions/day; Year 3: 350 transactions/day; Year 5: 450
transactions/day (multi-site).

7.5 Supply Chain Management

Beef Supply: Contracted with two SAMIC-approved
abattoirs in Gauteng, ensuring consistent quality and supply continuity.
30-day payment terms negotiated.
Produce & Bakery: Weekly deliveries from
Johannesburg Fresh Produce Market and a dedicated artisan bakery for
buns.
Dry Goods & Packaging: National distributor
contract with Bidvest, leveraging their nationwide network for
competitive pricing.
Inventory Management: Just-in-time (JIT) system
integrated with POS to minimise waste and maintain a food cost ratio
below 35%.

7.6 Load Shedding Contingency

Given South Africa’s electricity supply challenges, IronGrill has budgeted for a 30kVA backup generator (estimated cost: ZAR 180,000, included in equipment budget) and an uninterruptible power supply (UPS) for POS and IT systems. Monthly diesel costs of approximately ZAR 8,000–12,000 are included in operating projections.
