11.1 Technology Strategy

Aether Living treats technology as a strategic differentiator and a
revenue-generating infrastructure category in its own right, rather than
as a back-office function. The Company’s technology stack is engineered
to deliver four outcomes: (1) superior resident and tenant experience
through a unified digital platform, (2) operational excellence through
real-time monitoring and predictive maintenance, (3) ESG measurement and
reporting at building, precinct and portfolio level, and (4) recurring
revenue from digital-services attach rates.

11.3 Technology Revenue & Margin

The digital services revenue category (fibre, connectivity, and
platform subscriptions combined) is anticipated to represent
approximately 5% of steady-state revenue at attractive gross margins of
62–68%, reflecting the platform’s relatively low marginal cost of
service. As resident attach rates increase from approximately 45% in
early years to a steady-state of 72–76%, this revenue category
contributes both to topline growth and to overall EBITDA margin
expansion.

11.4 Data Privacy & Cybersecurity

The Company complies with the Protection of Personal Information Act
(POPIA) and operates a documented information security management system
aligned with ISO 27001 principles. All resident data is hosted within
South Africa on tier-one cloud infrastructure, with role-based access
controls, encryption at rest and in transit, and an annual independent
penetration testing programme. Facial recognition and other biometric
features are strictly opt-in and operate on edge devices to minimise
data transmission.
