The ESG, climate and impact framework, the IFC EDGE Advanced and Green Star SA certification pathway, decarbonisation, social impact, affordability and the governance approach.
10.1 ESG Strategic Framework
Aether Living has been designed from inception as an ESG-native
business. Rather than retrofitting sustainability measures onto a
conventional development model, the Company’s revenue architecture,
capital structure, and operating model are organised around delivering
measurable environmental and social outcomes that simultaneously create
financial value. This integration is central to the Company’s
eligibility for IFC capital, climate finance, ESG-linked debt, and
pension-fund Regulation 28 allocations.
10.2 Alignment with IFC EDGE Advanced
All four precincts are designed to qualify for IFC EDGE (Excellence
in Design for Greater Efficiencies) Advanced certification, which
requires demonstrated reductions of at least 40% in operational energy
use, 20% in water use, and 20% in embodied energy in materials, relative
to a baseline conventional building of equivalent type and size. Aether
Living’s design targets materially exceed these thresholds across all
categories.

10.4 Social Impact Framework
Aether Living’s social impact strategy targets three pillars:
inclusive employment, affordable housing access, and inclusive
procurement. Quantitative targets and tracking are reported quarterly to
an independent Impact Advisory Council comprising representatives from
the IFC, the Government Employees Pension Fund, and an independent
academic institution.

10.5 Governance Framework
Aether Living’s governance framework has been designed to satisfy the
requirements of multilateral development finance institutions, listed
public market sponsors, and global infrastructure investors. The
framework includes a fully independent Board of Directors with majority
non-executive composition, separate Audit and Risk Committee,
Remuneration and Nominations Committee, ESG and Impact Committee, and a
dedicated ESG Advisory Council. Reporting follows the International
Sustainability Standards Board (ISSB) framework as well as Global
Reporting Initiative (GRI) Standards, with annual independent assurance
by a Big-Four audit firm.
10.6 Climate Risk & Resilience
The Company conducts climate-risk assessments at portfolio-,
precinct-, and asset-level using TCFD (Task Force on Climate-related
Financial Disclosures) methodology. Identified physical climate risks
include increased temperature extremes (mitigated through passive
cooling design and embedded renewable energy), water scarcity (mitigated
through circular water systems), severe storm exposure (particularly
relevant to Horizon Coast — mitigated through engineering
specifications), and flood risk (mitigated through hydrological master
planning). Transition risks include carbon-pricing exposure
(substantially mitigated through net-zero-ready design) and changing
consumer preferences (positively aligned with the Company’s
strategy).
