Operations & Service Delivery

The operations and service-delivery model across development management, precinct operations, facilities and the resident-services platform, and the operational metrics.

9.1 Operating Architecture

Aether Living operates on a hub-and-spoke operating model, in which
centralised platform functions (technology, finance, ESG, procurement,
capital markets) provide shared infrastructure to precinct-level
operating teams. Each precinct has a dedicated General Manager
responsible for end-to-end profit-and-loss, supported by functional
leaders covering facilities management, customer experience, energy
operations, water operations, security, and community engagement.

9.2 Construction Delivery

Construction is delivered through a hybrid model combining in-house
project management capability (covering master planning, procurement,
programme management, and quality assurance) with multi-tier contractor
partnerships. Tier-one civil and structural construction is outsourced
to top-five South African contractors with appropriate B-BBEE
credentials and IFC Performance Standard-compliant track records.
Tier-two specialist trades (mechanical, electrical, plumbing, solar,
water systems) are contracted directly through framework agreements to
optimise quality, cost, and schedule consistency across the
portfolio.

Quality Assurance & Performance Standards

Construction quality is assured through (a) independent third-party
quality inspectors on every active site, (b) digital
construction-monitoring tools providing daily progress and quality data,
(c) milestone-based contractor payment tied to independently verified
quality compliance, and (d) periodic structural audits by an independent
professional engineer of record. Construction handover requires
achievement of pre-defined snag-list completion thresholds and
certification under the NHBRC (National Home Builders Registration
Council) framework.

9.3 Energy Operations

Energy operations are managed by Aether Energy (Pty) Ltd, a
wholly-owned operating subsidiary anticipated to be partially spun out
from Year 4 to enable independent climate-finance access. Aether Energy
operates approximately 140 MW of distributed solar PV across the three
flagship precincts at full deployment, supported by approximately 215
MWh of battery energy storage. Energy operations include 24/7 grid
operations monitoring, predictive maintenance, demand-side management,
and integration with the national grid through the Independent Power
Producer programme.

9.4 Water Operations

Water operations encompass municipal water sourcing, greywater
treatment, rainwater capture, decentralised purification, and (in
Atlantic Quarter) brackish-water desalination. The combined effect of
these systems is to reduce net municipal water draw by approximately
38–45% relative to a conventional development of equivalent occupancy,
providing both significant operating cost reduction and reduced exposure
to municipal supply disruptions. Water quality is monitored continuously
to South African National Standard (SANS) 241 with quarterly third-party
audit.

9.5 Estate Management

Estate management services include security, landscaping and grounds
maintenance, public-area facilities maintenance, waste management and
recycling, community events and engagement, and emergency response
coordination. The estate management function is delivered through a
combination of in-house management (precinct GM, customer experience
team) and outsourced specialist services (security, landscaping,
cleaning), with all outsourced providers operating under
performance-based service-level agreements with key performance
indicators monitored monthly.

9.6 Digital Platform Operations

The Aether digital platform is operated by an in-house product and
engineering team based in Sandton and Cape Town, with secondary
engineering capability in Durban. The platform comprises a
resident-facing mobile application, a property management back-end, a
unified billing and payments engine, IoT integration layers for energy,
water and security infrastructure, and an analytics and machine-learning
stack supporting predictive maintenance and resident experience
optimisation. Platform uptime targets exceed 99.7%, with hosting on
tier-one cloud infrastructure providers within South Africa.
