9.1 Environmental Commitments

Aurelia Residences is designed to achieve a minimum Green Star – Design Rating of 4 Stars (Best Practice) from the Green Building Council of South Africa (GBCSA), or equivalent EDGE (Excellence in Design for Greater Efficiencies) certification from the IFC. The development’s environmental strategy addresses energy, water, waste, and materials across the full building lifecycle:

  • Energy Efficiency: Integrated solar photovoltaic system (estimated 200kW capacity) supplementing common area electricity, LED lighting throughout, high-performance glazing with low-E coatings, and energy-efficient HVAC systems targeting a 30% reduction in energy consumption relative to SANS 10400-XA baselines.

  • Water Conservation: Rainwater harvesting systems (estimated 50,000-litre storage), greywater recycling for irrigation and toilet flushing, water-efficient fixtures and fittings, and smart irrigation systems for landscaped areas, collectively targeting a 40% reduction in potable water consumption.

  • Waste Management: Construction waste management plan targeting 80% diversion from landfill through recycling, reuse, and responsible disposal. Operational waste separation and recycling infrastructure for residents.

  • Sustainable Materials: Preference for locally sourced, low-embodied-carbon construction materials; FSC-certified timber; and low-VOC finishes to improve indoor air quality.

9.2 Social Responsibility

  • B-BBEE Compliance: ARD targets Level 2 B-BBEE contributor status through equity ownership, management control, skills development, enterprise development, and preferential procurement initiatives.

  • Local Employment: Commitment to employing a minimum of 60% local labour during construction, with skills transfer and apprenticeship programmes in partnership with accredited training providers.

  • Community Investment: Allocation of 1% of net project profit to community development initiatives in surrounding communities, focusing on education, skills development, and infrastructure improvement.

9.3 Governance

ARD’s governance framework is aligned with King IV principles, incorporating independent board oversight, transparent financial reporting, stakeholder engagement protocols, and defined ethical conduct standards. The Company will publish annual integrated reports from Year 2 onwards, disclosing ESG performance metrics and progress against defined sustainability targets.
