Operations Strategy
The internalised platform, the tenant experience and collections and the ESG operations underpinning Urbanova.
8.1 Internalised Platform
Urbanova internalises development management, asset management,
property management and facilities management. Against typical
outsourced fee stacks (7–10% of collections for property management plus
1–1.5% of GAV for asset management), internalisation at scale saves an
estimated 180–260bps of gross rental annually, worth roughly R33–R47m
per annum on the FY2031 rental platform, while keeping tenant data and
renewal relationships in-house.
8.2 Tenant Experience and Collections
- Mobile tenant app: digital onboarding, maintenance requests,
payments and community engagement. - Automated debit-order collection with day-1 exception workflows;
target collection rate ≥97% of billings. - Tenant vetting through credit bureaux and affordability scoring;
deposit alternatives (deposit insurance) to widen the funnel without
raising default risk. - Security-led precinct design: access control, CCTV and on-site
management, the single largest driver of willingness-to-pay in
inner-city rental.
8.3 ESG Operations
Rooftop solar across the portfolio (R550m allocation) targets 30–40%
grid-electricity displacement, insulating tenants from Eskom tariff
escalation and load-shedding while generating utility margin for the
Company. Smart metering, water recycling, LED lighting and EDGE
certification complete the green operating stack; EDGE certification
specifically unlocks IFC and Proparco green credit lines typically
priced 25–75bps inside conventional facilities.
