The unit typologies and the design specification underpinning Urbanova’s affordable rental portfolio.
Standardisation is the plan’s principal cost weapon: five typologies,
one structural grid, one finishes schedule and one procurement catalogue
across all metros. Design variety is achieved at precinct level
(massing, ground-floor activation, public realm), never at unit level,
which is where cost discipline dies.

- Every unit specification is finalised against a target cost, not
designed then costed: R425,000–R520,000 all-in per unit including land,
bulk services and escalation. - Standard 7.2m structural grid enables typology switching within a
building shell up to construction month 4, direct mitigation of unit-mix
demand risk. - Finishes: sealed screed or vinyl plank, melamine kitchens,
prepaid utility metering per unit, fibre-ready trunking, durable,
replaceable, and deliberately unglamorous. - All buildings designed to EDGE certification thresholds (20% less
energy, water and embodied carbon than local baseline) as standard, not
as premium.
