The risk register below prioritises the risks that independent
analysis has shown to be material, rather than a generic list. The four
analytical findings map directly onto the top four risks.

The warehouse rate is an under-appreciated
sensitivity

Because the book is funded ~75% by a floating-rate warehouse
facility, warehouse interest grows to R277m by Year 5 — the largest
single interest cost in the plan. A 200bps rise in the warehouse rate
would add roughly R57m to Year-5 interest, compressing net profit. This
exposure should be partially hedged and, to the extent the NCA
cost-of-credit caps allow, priced into loan yields. It is a first-order
risk that an EBITDA-focused reader would miss entirely.
