4.1 Strategic Rationale for Nelspruit

The selection of Nelspruit as the inaugural location is grounded in a rigorous assessment of demographic, economic, and competitive factors. The city presents a compelling combination of high foot traffic in established commercial districts, a growing and increasingly affluent middle-class consumer base, sustained tourism inflows from the Kruger National Park and surrounding nature reserves, and a relative undersupply of mid-tier branded chicken QSR outlets.

4.2 Target Site Characteristics

The Company is targeting a premises of approximately 200–250 square metres in a high-visibility, high-traffic retail node within the Nelspruit central business district or an anchor position within one of the city’s major shopping centres. Key site selection criteria include minimum vehicular traffic count of 15,000 vehicles per day or a mall footfall exceeding 500,000 visitors per month, prominent street frontage or food court positioning, adequate parking (minimum 20 dedicated bays), proximity to complementary retail anchors, and compliance with municipal zoning for food service operations.

4.3 Lease & Premises Structure

The Company anticipates entering into a commercial lease agreement of 5–7 years with options to renew. Rental is estimated at R45,000–R55,000 per month (approximately R50 per square metre), inclusive of common area maintenance charges. An escalation clause of 7–8% per annum is standard in the Nelspruit commercial property market. The lease will include a tenant improvement allowance and a rent-free fit-out period of 2–3 months.
